Pricing & Estimates

How much does asphalt paving cost in Tampa?
Residential driveways typically run $3–7 per square foot. Commercial parking lots range from $2.50–5 per square foot. Final price depends on project size, base condition, drainage requirements, and accessibility. We provide free, detailed written estimates.
Do you offer free estimates?
Yes β€” every project starts with a free, no-obligation on-site assessment. We evaluate the scope, discuss your options, and provide a detailed written estimate. Call (813) 685-4708 or fill out our online form.
How much does sealcoating cost?
Sealcoating typically costs $0.15–0.30 per square foot. A standard two-car driveway runs $200–400. Commercial lots are priced by the project. It's one of the most cost-effective maintenance investments you can make.
Do you require a deposit?
For residential projects, no deposit is typically required. Larger commercial projects may require a materials deposit. Payment terms are clearly outlined in your written estimate before any work begins.

Paving Process

How long does a driveway installation take?
Most residential driveways are completed in 1–2 days. You can walk on new asphalt after 24 hours and drive on it after 3–5 days, depending on temperature.
How long does a parking lot project take?
A typical 50–100 space parking lot takes 5–10 business days from demolition to striping. Larger lots or complex sites may take 2–4 weeks. We provide a detailed timeline before work begins.
Can you pave over existing asphalt?
If the existing base is structurally sound, an asphalt overlay is a cost-effective option that adds 15–20 years of life. We assess the base during your free estimate and recommend the best approach.
Do you handle permits?
Yes. For commercial projects and certain residential jobs, we handle all permit applications and coordinate inspections. All work meets Florida DOT specifications and local code requirements.

Maintenance

How long does a new asphalt surface last?
Properly installed asphalt lasts 20–30 years with regular maintenance. Sealcoating every 2–3 years and prompt crack repair are the two most important things you can do to maximize lifespan.
When should I sealcoat new asphalt?
Wait 6–12 months after installation to allow proper curing. After that, sealcoat every 2–3 years. We can set up a maintenance schedule for you.
How long does sealcoating take to dry?
Foot traffic in 24 hours, vehicle traffic in 48 hours under normal Tampa conditions. We schedule around weather to ensure optimal curing.
How often should I re-stripe my parking lot?
Every 18–24 months depending on traffic volume and weather exposure. Re-striping is also needed after each sealcoat application.

Asphalt vs. concrete β€” which is better?
For most Tampa properties, asphalt is the better value. It handles Florida's heat expansion better, costs 30–40% less than concrete, and is easier to repair. Concrete can crack from heat stress and tree roots. We're happy to discuss the pros and cons for your specific situation.
